Position Summary

We are seeking a skilled and experienced Maintenance Technician III to support the operation, maintenance, and repair of commercial building systems across our property portfolio. This senior-level role is responsible for advanced troubleshooting, preventative maintenance leadership, vendor coordination, and mentoring junior technicians to ensure safe, efficient, and high-quality building operations.

This position is ideal for a hands-on maintenance professional with strong technical expertise, excellent problem-solving abilities, and a commitment to delivering exceptional service to tenants and stakeholders.

  1. Perform advanced diagnostics, repairs, and preventative maintenance on HVAC, electrical, plumbing, and mechanical systems
  2. Lead and execute preventative maintenance programs, including development and refinement of schedules
  3. Troubleshoot complex building system issues and implement long-term solutions
  4. Conduct inspections to identify deficiencies, repair needs, and capital improvement opportunities
  5. Support maintenance and repair of water distribution and fire suppression systems
  6. Coordinate installation, repair, and maintenance work directly or through vendor oversight
  7. Coordinate with Property Managers on vendor proposals, project scope, and approvals
  8. Create and manage purchase orders and maintain accurate maintenance documentation
  9. Oversee vendor and contractor work to ensure quality, safety, and compliance with scope
  10. Implement and recommend energy conservation and efficiency improvements
  11. Respond to and complete work orders using the work order management system in a timely and professional manner, including accurate documentation of work performed and follow-up needs
  12. Respond to emergency maintenance situations and participate in on-call rotation
  13. Mentor and support Maintenance Technicians I and II through training and guidance
  14. Collaborate with Property Managers and internal teams to support operational excellence
  15. Interact professionally with tenants, vendors, contractors, and visitors while delivering a high level of customer service
  16. Ensure compliance with OSHA standards, company policies, and safe work practices
Qualifications
  • High school diploma or equivalent required
  • Minimum of 5 years of commercial building maintenance experience
  • Strong experience with HVAC, electrical, plumbing, and mechanical systems
  • Experience with preventative maintenance programs and work order systems
  • Building Engineer Certification or equivalent required (NIULPE or similar)
  • At least one specialty certification required (HVAC, electrical, boiler, refrigeration, etc.)
  • Valid driver’s license and satisfactory driving record required
  • Advanced HVAC, electrical, and mechanical troubleshooting
  • Independent work order and preventative maintenance management
  • Strong customer service, communication, and team mentorship skills
  • Experience supporting multiple commercial properties or regional portfolios, preferred
  • Experience managing vendors and service contracts, preferred
  • Familiarity with Prism/Building Engines or similar work order systems, preferred
